Terms & Conditions

We accept no responsibility for any loss or damage that may occur to your car or associated property whilst at Braeview, except where such loss or damage has arisen as a result of our negligence or a breach of our duty to you.

Guests agree to inform the owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The owner may ask for reasonable replacement costs. Charges for damaged or missing items may be made to the payment card used at the time of booking, without prior notification.

Braeview is situated on a working farm  and whilst it is generally quiet and peaceful, the cows and sheep can sometimes be noisy, especially at certain times of year. There is also a lot of machinery on the farm which is essential to the running of the farm business. We can not guarantee complete silence from the animals or the machinery! It's part of life in the country! We will always do our best to keep the noise to a minimum, but some jobs are just noisy and unfortunately sometimes smelly too! 

There is strictly no access to the Farm or the Private Farm House next to the site. Guests are asked to only enter and leave the site by the pedestrian gate in the car park. The car park is surrounded by a livestock paddock which is fully surrounded in Electric Fencing!

Campfires are not permitted on site.

Whilst we love dogs and have dogs on the farm, unfortunately we cannot accept dogs in the pods due to the close proximity of cows and sheep to the pod site, and due to the nature of our working farm. Anyone who arrives with a dog will unfortunately be asked to leave. Please do not feed our dogs or encourage them on to the site.

Strictly no vehicular access on the pod site. One car per pod unless previously arranged.

We strongly recommend that you take out UK travel insurance when you make your booking.

Cancellation Conditions
If the booking is cancelled less than 28 days before arrival then a charge equal to the full booking amount will be made.
If the booking is cancelled 28 or more days before arrival then a charge equal to 50% of the stay will be made.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged

Hot tub rules must be adhered to. Damages must be paid for. If the hot tub needs the water refreshed during your stay there will be a charge of £100 and the tub will likely be unavailable for 24 hours.

Whilst we endeavour to turn the hot tubs around so that they are available for your 4pm arrival, please note that there is a small risk that your tub may not quite be up to temperature.
